Downtown Edmonton Condo Market Was Hot In June Of 2020

51 condos have sold via the MLS® in Oliver and Downtown area in June of 2020, 36 more than last month and 4 less than in June of 2019. Note: May sales were down due to Covid 19.

The selling price ranged from $90,000, 532 sq.ft. one bedroom in Park Manor, to $588,000, 2 bedroom sub penthouse in Icon II.

The average selling price was $267,741 up by 19.8% from last month and up by 5.03% from June of 2019, while the average list price was $282,431. The inventory has increased to 373 from 361 condos available. It took on average 62 days for these condos to sell, 19 less than last month. The absorption rate for Downtown and Oliver condos as of today stands at 7.3 months.

Downtown Edmonton Condo Prices & Number Of Sales Down In May Of 2020 Due To Covid 19!

15 condos have sold via the MLS® in Oliver and Downtown area in May of 2020, 3 less than last month and 27 less than in May of 2019.

The selling price ranged from $88,500, 453 sq.ft. studio in Glenora Manor, to $570,000,2,161 sq.ft. unit in The Seventh Street Lofts. The average selling price was $214,783 down by 25.5% from last month and down by 33.4% from May of 2019, while the average list price was $228,520. The inventory has increased to 361 from 327condos available.

It took on average 81 days for these condos to sell, 9 more than last month. The absorption rate for Downtown and Oliver condos as of today stands at 24 months.
