Downtown Edmonton Real Estate Market Update!

Downtown and Oliver condo prices, inventory, and average "days-on-market" are up in February of 2015, while number of sales are down!

28 condos have sold on the MLS® in Oliver and Downtown area in February of 2015, 2 less than last month and 17 less than in February of 2014. The selling price ranged from $112,000, 448 square foot one bedroom condo in Glenora Manor, to $630,000, two bedroom 2,023 sq.ft. condo in the Le Marchand Tower. The average selling price was up by 5.5% from last month and up by 10% from February of 2014. The price per square foot was also up at $332 from $325. The inventory has increased from 150 to 175 condos available. The average selling price was $323,250 and average list price $332,450 and $340 per sq ft.

Current days-on-market are 56, while sold-to-list price ratio stands unchanged at 96%. The current absorption rate for Downtown and Oliver condos as of today stands at 6,2 months compared to 3.2 last month.
