Downtown Edmonton Real Estate Market Update!

Downtown and Oliver condo prices, number of sales, and average "days-on-market" are up slightly in November of 2014, while inventory is down. 

45 condos have sold on the MLS® in Oliver and Downtown area in November of 2014, 1 more than last month and 13 more than in November of 2013. The selling price ranged from $118,000, 445 square foot studio in The Hargate, to $1,050,000, three bedroom 1,711 sq.ft. penthouse in The Quest.

The average selling price was up by1.3% from last month and up by 5.7% from November of 2013. The price per square foot was also up at $332 from $331. The inventory has decreased from 161 to 142 condos available. The average selling price (excluding the sale in The Quest) was $322,223 and average list price $332,695 and $344 per sq ft. Current days-on-market are 50, while sold-to-list price ratio stands unchanged at 96%.

The current absorption rate for Downtown and Oliver condos as of today stands at 3.3 months compared to 3.7 last month.

Since January of 2014 till today, 8 (two bedroom) apartment style condos have sold through the MLS® system in Alta Vista high rise buildings, Downtown Edmonton.

The average selling price for these condos recently sold in Alta Vista was $408,250 and $391 per square foot and list price $417,037 and $400 per square foot. It took on average 62 days for these properties to sell, while sold-to-list price ratio was 97 percent. Average size of these sold condominiums was 1,043 sq.feet.

Downtown Edmonton Real Estate Market Update!

Downtown and Oliver condo prices, number of sales, and inventory are down slightly in October of 2014, while average "days-on-market" are up. 

44 condos have sold on the MLS® in Oliver and Downtown area in October of 2014, 18 less than last month and 2 less than in October of 2013. The selling price ranged from $94,000, 344 square foot studio in The Hargate, to $669,543, 1,265 square foot 2 bedroom condo in Symphony Tower. The average selling price was down by 0.6% from last month and up by 9% from October of 2013. The price per square foot was up at $331 from $308. The inventory has decreased from 170 to 161 condos available. The average selling price was $318,188 and average list price $327,467 and $341 per sq ft. Current days-on-market are 60, while sold-to-list price ratio stands unchanged at 96%.

The current absorption rate for Downtown and Oliver condos as of today stands at 3.7 months compared to 2.9 last month.

Downtown Edmonton Real Estate Market Update!

Downtown and Oliver condo prices and average days-on-market are up in September of 2014, while number of sales and inventory are down. 

62 condos have sold on the MLS® in Oliver and Downtown area in September of 2014, 4 less than last month and 10 more than in September of 2013. The selling price ranged from $128,000, 588 square foot one bedroom condo in Park Manor, to $1,360,000, 1,844 square foot penthouse in Icon II on 104th street.

The average selling price (excluding the Penthouse sale) was up by 6.2% from last month and up by 10% from September of 2013 (mostly due to high volume of expensive condos that have sold this month). The price per square foot was up at $308 from $302. The inventory has decreased from 180 to 170 condos available. The average selling price was $320,216 and average list price $331,857 and $319 per sq ft. Current days-on-market are 54 days while sold-to-list price ratio stands unchanged at 96%.

The current absorption rate for Downtown and Oliver condos as of today stands at 2.9 months compared to 2.7 last month.

Downtown Edmonton Real Estate Market Update

Downtown and Oliver condo prices and average days-on-market are up slightly in August of 2014, while number of sales and inventory are down. 

66 condos have sold on the MLS® in Oliver and Downtown area in August of 2014, 11 less than last month and 12 less than in August of 2013. The selling price ranged from $105,000, 401 sq.ft. studio in The Hargate, to $2,625,000, 3,126 sq.ft. 3 bedroom condo, in the not yet built, Symphony Tower. The average selling price (excluding the Symphony sale) was up by 4.2% from last month and up by 7.8% from August of 2013. The price per square foot was down at $302 from $328. The inventory has decreased from 221 to 180 condos available. The average selling price was $300,574 and average list price $309,857 and $312 per sq ft. Current days-on-market are 51 days while sold-to-list price ratio is down at 96%.

The current absorption rate for Downtown and Oliver condos as of today stands at 2.7 months compared to 2.8 last month.

Downtown and Oliver condo prices and inventory are down in July of 2014, while number of sales and average selling price per square foot are up.

77 condos have sold on the MLS® in Oliver and Downtown area in July of 2014, 2 more than last month and 5 more than in July of 2013. The selling price ranged from $134,000, 532 sq.ft. one bedroom unit in the Top of the Valley, to $575,000, 1,625 sq.ft. penthouse in Central Park. The average selling price was down by 5% from last month and down by 2.5% from July of 2013 (mostly due to lower sales this month in higher priced condos). The price per square foot was up at $328 from $322. The inventory has decreased from 244 to 221 condos available. The average selling price was $288,210 and average list price $295,474 and $336 per sq ft. Current days-on-market are 48 days while sold-to-list price ratio is up at 97%.

Downtown  and Oliver condo prices, inventory and average days-on-market are up in June of 2014, while number of sales are down.

75 condos have sold on the MLS® in Oliver and Downtown area in June of 2014, 6 less than last month and 9 more than in June of 2013. The selling price ranged from $112,500, 570 sq.ft. one bedroom unit in Royal Oak Oliver, to $919,000, three bedroom, 2,228 sq.ft. luxury condo in the Arcadia. The average selling price was up by 3.6% from last month and up by 1.6% from June of 2013. The price per square foot was up at $322 from $316. The inventory has increased from 231 to 244 condos available. The average selling price was $303,354 and average list price $312,698 and $331 per sq ft. Current days-on-market are up to 48 days while sold-to-list price ratio is down to 96%.

Downtown Edmonton Real Estate Market Update!

Downtown & Oliver number of condo sales and inventory are up in May of 2014, while average days-on-market and selling prices unchanged! 

81 condos have sold on the MLS® in Oliver and Downtown area in May of 2014, 8 more than last month and 17 more than in May of 2013. The selling price ranged from $113,000, 448 sq.ft. bachelor in Glenora Manor, to $817,800, two bedroom and a den, 1,613 sq.ft condo in the Serenity high rise.

The average selling price was almost identical as last month and up by 5.6% from May of 2013. The price per square foot was up at $316 from $303. The inventory has increased from 223 to 231 condos available. The average selling price was $292,345 and average list price $300,423 and $324 per sq ft. Current days-on-market are down to 40 days while sold-to-list price ratio unchanged at 97%.

The current absorption rate for Downtown and Oliver condos as of today stands at 2.85 months compared to 3.0 in May of 2014.

Downtown Edmonton Real Estate Market Update



Downtown & Oliver number of sales and inventory are up in April of 2014, while average days-on-market are down and average selling price unchanged! 

73 condos have sold on the MLS® in Oliver and Downtown area in April of 2014, 10 more than last month and 18 more than in April of 2013. The selling price ranged from $110,000, 334 sq.ft. condo in Oliver Ridge, to $853,000, two bedroom, 1,570 sq.ft condo in the Serenity high rise.

The average selling price was almost identical as last month and up by 2.4% from April of 2013. The price per square foot was up at $303 from $293. The inventory has increased from 202 to 223 condos available. The average selling price was $293,798 and average list price $300,568 and $310 per sq ft. Current days-on-market are down to 43 days while sold-to-list price ratio was up by 1% to 97%.

The current absorption rate for Downtown and Oliver condos as of today stands at 3.0 months compared to 3.2 in April.
