Downtown & Oliver Condos Market Update

Downtown & Oliver condo market remains stable, while inventory has decreased slightly!

42 condos have sold through the MLS® System in Oliver and Downtown in November of 2010, same as last month and 10% less than in November of 2009. The selling price ranged from $130,000, one bedroom 474 square foot condo in Cambridge Lofts, to $740,000, 2 bedroom 2,538 square foot unit in the Carlisle high rise.
The average selling price was down by 2.4 percent from last month and up by 3.5% compared to November of last year. The average selling price was $273,377 / 282 per square foot and list price 290,604 / 296. The inventory was down from 269 condos to 254, with 228 condos available under 500K. Current days on market have decreased to 59 from 61 days and sold to list price ratio was identical at 95%.
