Downtown & Oliver Real Estate Market Report

Downtown Edmonton real estate condo market is down slightly while inventory still high.

59 condos have sold through the MLS® System in Oliver and Downtown in July of 2010, that is 5% more than last month and 34% less than in July of 2009, ranging in price from 131,500 to 595,000. The price per square foot was down by 1.3 percent and 3.8 % higher compared to July of last year. The average selling price was 264,363 / 292 per sq.foot and list price 274,359 / 303. The inventory was down from 360 condos to 353, with 324 condos available under 500K. Current days on market have decreased to 52 from 55 days and sold to list price ratio stands at 96%, same as last month.
