The Century Condominiums Real Estate Market Report


Location: 10180-104 Street, Edmonton, Alberta


2010 year to date, 5 units have sold through the MLS® SYSTEM in the Century building, ranging in selling price from 290,000 - 2 bedroom 846 square feet with underground parking on the seventh floor, to 338,000 - 2 bedroom 846 square feet with underground parking on 12th floor. Average selling price for these downtown condos was 318,800 / 377 per sq.foot and list price 336,560 / 391 per sq.foot. Average days-on-market was 57, 148 high and 13 low, and sold-to-list price ratio 96%, 97 to 96 percent range.


In 2009, only 5 condos have sold in the Century high rise, ranging in price from 289,000 - 2 bedroom 839 square feet unit on 14th floor, to 360,000 - 2 bedroom 846 square feet with two parking stalls on 20th floor. The average selling price for 2009 was 323,000 / 383 per sq.foot and list price 339,740 / 403. It took on average 61 days for these condos to sell while sold-to-list price ratio stood at 94%.

Second Cup In Oliver Square

Location: 11640-104th Street, Oliver Square, Edmonton.

This urban cafe spot is one of my favorite places to meet with my clients and friends.  Besides great coffee, plenty of seats, free parking, and  free wireless internet, the service is second to none. 

In the morning, you will find most of the "coffee addicts" rushing in and out, still half a sleep on their way to the office or school. Others are quietly sitting and reading a newspaper or are plugged into the world of social media, surfing the net for a new idea or an old friend.  As the day unfolds, you may find an old man pushing a card full of empties, strolling slowly by the front entrance in search of another can.  While the staff are busy creating another latte, a couple of sharp dressed business men are talking loudly about their morning sales presentation while standing in line.  The place definitely has its own unique atmosphere and feel as many cafes have.  Stop by and check for yourself.

Downtown & Oliver Real Estate Market Report

Downtown real estate market on the rise!  How far and for how long only the "gods" know!  The average selling price for condos are up while inventory climbing and number of sales is flat.  I am very interested to see the next two months ahead.  While downtown condos this year are more expensive compared to last year, the inventory is high.  Example, you could buy a two bedroom condo in the Imperial building for around 260K at the beginning of 2009, as of today the lowest two bedroom unit is listed around 317,000.

65 condos have sold through the MLS® System in Oliver and Downtown in May of 2010, that is 7% less than last month and 22% less than in May of 2009, ranging in price from 113,125 to 1,100,000. The price per square foot was up by 5 percent and 12 % higher compared to May of last year. The average selling price was 303,327 / 310 per sq.foot and list price 316,604 / 322. The inventory was up from 342 condos to 353, with 311 condos available under 500K. Current days on market have decreased to 46 from 50 days and sold to list price ratio stands at 96%, same as last month.
