2010 year to date, 6 units have sold through the MLS® SYSTEM in Cosmopolitan building, ranging in sale price from 307,000 - 2 bedroom 909 square feet with underground parking on the second floor, to 335,000 - 2 bedroom 1077 square feet with underground parking on 11th floor.  Average selling price for these downtown condos was 319,250 / 321 per sq.foot and list price 329,600 / 331 per sq.foot.  Average days on market was 24, 42 high and 14 low, and sold-to-list price ratio 96%, 99 to 94 percent range.


In 2009, 10 condos have sold in the Cosmopolitan high rise, ranging in price from 300,000 - 2 bedroom 1077 square feet unit on the second floor, to 365,000 - 2 bedroom 909 square feet with two parking stalls on 17th floor.  The average selling price for 2009 was 323,238 / 308 per sq.foot and list price 336/130 / 320.  It took on average 53 days for these condos to sell while sold-to-list price ratio stood at 96%.

Downtown & Oliver Real Estate Market Update

70 condos have sold through the MLS® System in Oliver and Downtown in April of 2010, that is 23% more than last month and 10% less than in April of 2009, ranging in price from 116,000 to 1,280,000. The price per square foot was down by 0.4 percent and 8.1 % higher compared to April of last year. The average sold price was 297,970 / 295 per sq.foot and list price 308,310 / 305. The inventory was up from 325 condos to 342, with 298 condos available under 500K. Current days on market have increased to 50 from 39 days and sold to list price ratio stands at 96%, one percent lower than compared to last month.
