Downtown & Oliver Condos Market Update

Downtown & Oliver condo market remains stable, while inventory has decreased slightly!


42 condos have sold through the MLS® System in Oliver and Downtown in November of 2010, same as last month and 10% less than in November of 2009. The selling price ranged from $130,000, one bedroom 474 square foot condo in Cambridge Lofts, to $740,000, 2 bedroom 2,538 square foot unit in the Carlisle high rise.
The average selling price was down by 2.4 percent from last month and up by 3.5% compared to November of last year. The average selling price was $273,377 / 282 per square foot and list price 290,604 / 296. The inventory was down from 269 condos to 254, with 228 condos available under 500K. Current days on market have decreased to 59 from 61 days and sold to list price ratio was identical at 95%.

Downtown & Oliver Real Estate Market Update

Downtown & Oliver number of sales and average condo prices are up slightly in October, while inventory is down!


42 condos have sold through the MLS® System in Oliver and Downtown in September of 2010, that is 5% higher than last month and 35% less than in October of 2009. The selling price ranged from $147,900, one bedroom 706 square foot condo in Oliver Gardens, to $690,000, 2 bedroom 1,643 square foot penthouse in Alta Vista high rise.

The average selling price was up 0.3 percent from last month and up by 5.6% compared to October of last year. The average selling price was $280,040 / 281 per square foot and list price 293,749 / 295. The inventory was down from 307 condos to 269, with 244 condos available under 500K. Current days on market have increased to 61 from 60 days and sold to list price ratio is down by one percent to 95%.

Downtown Edmonton Real Estate Market Update

Downtown & Oliver number of sales down yet, prices remain stable!

40 condos have sold through the MLS® System in Oliver and Downtown in September of 2010, that is 25% less than last month and 36% less than in September of 2009. The selling price ranged from $90,000, 349 sq.foot bachelor in the Hartgate, to $980,000, 2 bedroom 2,040 sq.foot condo in the Hilltop Place building.

The price per square foot was up by 8.2 percent from last month and up by 4% compared to September of last year. The average selling price was $276,255 / 303 per sq.foot and list price 288,209 / 315. The inventory was down from 342 condos to 307, with 278 condos available under 500K. Current days on market have decreased to 60 from 70 days and sold to list price ratio is up by one percent to 96%.

Downtown & Oliver Real Estate Market Update

Downtown & Oliver real estate condo market has slowed down in August while number of sales is near half of last year's and inventory 20 percent higher.  The buyers are taking their time when shopping for properties and we have seen plenty of price decreases in the last couple of months.

53 condos have sold through the MLS® System in Oliver and Downtown in August of 2010, that is 10% less than last month and 20% less than in August of 2009.  The selling ranged from 109,000, one bedroom 349 sq.foot studio in the Hartgage, to 580,000, 2 bedroom 1,585 sq.foot penthouse in the Alta Vista building.
The price per square foot was down by 4.8 percent and near identical to August of last year. The average selling price was 263,573 per sq.foot and list price 277,704. The inventory was down from 353 condos to 342, with 314 condos available under 500K. Current days on market have increased to 70 from 52 days and sold to list price ratio decreased by one percent to 95%.

Downtown Edmonton real estate condo market is down slightly while inventory still high.

59 condos have sold through the MLS® System in Oliver and Downtown in July of 2010, that is 5% more than last month and 34% less than in July of 2009, ranging in price from 131,500 to 595,000. The price per square foot was down by 1.3 percent and 3.8 % higher compared to July of last year. The average selling price was 264,363 / 292 per sq.foot and list price 274,359 / 303. The inventory was down from 360 condos to 353, with 324 condos available under 500K. Current days on market have decreased to 52 from 55 days and sold to list price ratio stands at 96%, same as last month.

Downtown Edmonton Street Performers Festival

It was perfect weather for the last day of Edmonton’s Street Performers Festival at Churchill Square downtown.  Free Sunday parking made for affordable family fun.


Edmonton’s Finest offered a reassuring presence amongst the huge crowds.


There was a variety of fun things to see and buy.


One amazing performer was able to keep nearly 20 hula hoops going!


Families were able to cool off at City Hall.


This performer was even taking requests.


No event is complete without a visit to the “Food Court”


A salute to the organizers who pulled off yet another successful festival.

Downtown & Oliver Real Estate Market Report

Downtown real estate market has cooled in June! The average selling price for condos is down while inventory is climbing towards last year's numbers and the amount of sales has decreased substantially.  The market is obviously just as unpredictable this year as the World Cup - can you believe Brazil is out, Netherlands is in, and Argentina just got a royal "butt kicking" this morning?!? But I digress...

56 condos have sold through the MLS® System in Oliver and Downtown in June of 2010, that is 14% less than last month and 43% less than in June of 2009, ranging in price from 113,000 to 805,000. The price per square foot was down by 4.5 percent and 4 % higher compared to June of last year. The average selling price was 270,711 / 296 per sq.foot and list price 282.278 / 308. The inventory was up from 353 condos to 360, with 322 condos available under 500K. Current days on market have increased to 50 from 55 days and sold to list price ratio stands at 96%, same as last month.
