Downtown Edmonton East Side Quarters Project Update

Did the developers lost their interest in the city's plan to revitalize Edmonton's downtown east side ?
The Quarters Downtown covers approximately 18 city blocks, extending east from 97 Street to 92 Street and south from 103A Avenue to the top of the river valley.

Edmonton Neighbourhoods: Forest Heights & Strathearn

Forest Heights and Strathearn are residential neighbourhoods in south east of Edmonton overlooking the North Saskatchewan River valley to the north and west. Their central location, near Downtown Edmonton, University area and River Valley Parks with four bridges to the north and Wayne Gretzky Drive to the east, provides a unique atmosphere and convenience for a place to live in.


Forest Heights Real Estate:
According to the 2005 municipal census, the most common type of home in the neighbourhood, is the single family dwelling -76%, apartments style condominiums account for 12% and duplexes 11%.
There are presently 13 SD houses for sale through MLS in Forest Heights, ranging in price from 249,900 to 649,000. Average size of the homes is 1,277 sq.feet and list price 396,732 / 328 per sq.foot.
In the last 90 days, 8 SD homes have sold for the average price of 393,875 / 349 per sq.foot , 10% higher than Edmonton and area average of 353,386 ( April of 2009 numbers ). These homes sold fairly quickly, 26 days-on-market, and ranged in list price from 259,900 to 874,500. The sold-to-list price ratio was 97%.
Strathearn Real Estate:
The most common type of residence in Strathearn are single family dwellings, 44 % of all the residences in the neighbourhood, 36% are rented apartments in low rise buildings and 20% are rented apartments in high rise buildings.
There are currently 7 homes for sale in Strathearn, ranging in price from 219,000 to 1.9 million. In the last 90 days, 4 SD homes have sold for the average price of 318,500 / 301 per sq.foot with only 13 days-on-market and 97% sold-to-list price ratio.

Edmonton Downtown and Oliver Market Update


We are starting to see more and more multiple offers as the busy season is here. Just a few weeks ago, the real estate agents could take their time presenting the offers and stretch the negotiations for a better deal, it seems like those days are behind us and we are running in a higher gear.

There were 29 condos sold in the first two weeks of May under 500K in Oliver and Downtown Edmonton. The average list price was 275,341 / 288 per sq.foot, 1.7 % higher that April's 264,658/288. The average sold price was 264,220 / 276 per sq.foot, 1.4% above last month of 252,955 / 272. The sold-to-list price has not changed at 95% and average days-on-market was 58 compared to April of 56.

Edmonton Oliver & Downtown Condo Market

The average price per sq.foot for Oliver and Downtown Condos under $500,000 have not change much since March, sitting at $270.00 per sq.foot. There were 72 condos sold through MLS ( 68 sold in April of 2008 ) with an average list price of $258,027 / 281.00 per sq.foot and sold price of $247,261/270 per sq.foot.

The sold-to-list ratio has not changed at 95%.
